House plans Package comes in a wide array of properties from an extremely wide range of sources. Many designers who offer stock plans for sale only sell designs; Your documents have to be completed by a local professional and do not include most of the basic information needed to build a home. We strongly recommend that you consult with your local building authority to verify what you will need to submit for your building permit before purchasing the plan. We pride ourselves on making our product stand out from the crowd: each set of home plans we offer will provide you with all the information you need to build your own home. Our house plans are detailed to meet the latest International Residential Code and include the gravity loading beams and Calcs specifications required for home designs. If you are considering buying a house plan from elsewhere, make sure they are providing what you need.
RSDC House Plan Sets Include:
In addition to the front exterior, your drawing set will also include pictures of the back and sides of your home. These pictures give notes on the exterior material and finish. Special attention is paid to cornice details, brick and stone accents, or other finish items that make your home unique.
Note: The section and height reflect the default foundation regardless of the Optional Foundations page options.
Exterior and interior wall framing, and windows/doors have been dimensioned. Room sizes are indicated and any posts, structural bearing points, and beams are called out. Floor plans include an electrical legend and show electrical fittings, lights, and outlets. The floor plan will also indicate the special framing details and any cross-section details that apply to the design. Cabinet upgrades for the kitchen and bathroom include; Some designs even have cabinet upgrades for the design-related built-ins.
Roof framing or truss directions are shown, structural members are sized and slope directions are indicated and called out if applicable. The gravity loads used to calculate the beams, posts, and rafters are indicated. We also show the gutters, downspouts, and any roof venting required for your home.
Building sections reflect changes in floor, ceiling, or ceiling height and the relationship from one level to another. Our section pages also show how stairs are calculated (if there are any!) and illustrate the roof and the foundation members. We try to create sections to show the most useful information – selecting locations where there are elements where you or your contractor may need clarification.
Note: The section and height reflect the default foundation regardless of the Optional Foundations page options
We include all these in this diagram. Water Supply System Drawings, Drainage System Drawings, Irrigation System Drawings, Storm Water System Drawings. The water supply system drawing will also have hot water piping and cold water piping and hot water return piping. We incorporate these things as per the needs of our clients.
This drawing shall be read in conjunction with all relevant architectural structural and electrical drawings. In this, we put a hints box on the side. Which told you about many important things. And in this, we have included fans, light switches, lamps, wires, and much more.
This diagram indicates the location of light fixtures, switches, and outlets, indicating the intention and layout of the lighting design.
Any foundation information including foundation page dimensions, concrete walls, footings, pads, posts, beams, bearing walls, and any retaining wall information (schematic only). A specific wall section for the home is also usually included on our page, (RSDC) (if not, it is elsewhere in your plan set, as space allows). If your plan has a poured concrete slab instead of a basement or crawlspace, the foundation page shows the footing and details for the slab and includes plumbing locations.
Notes and Details Page(s)
Your home is detailed to meet the requirements of the latest adopted version of the ‘International Housing Code’, and our notes and description pages outline all the elements applicable to your home design. Depending on the requirements of your building department, further standards compliance may need to be included in your plan set – these are usually done locally.
Beam Calcs Pack
RS Design & Construction Home Plans come with all gravity calcs used in your home design, upon request (not all building departments require them, please ask if you would like to include them). You can rest assured that you have purchased a quality planning package that will be easy to build and will meet all the requirements of your local building department. We usually calculate loads based on 25# snowloads, but there are many plans for higher snow loads, or even modifying the structure of the plan to comply with your local conditions. Our plans do not come with seismic, wind, or other site-specific engineering calculations; We have engineers we work with to provide this to you at no additional cost, or you are free to source your engineer locally.
